Buyer Representation · North Oakland (Golden Gate) · Sold $1,450,000
A 1912 four-bedroom on the Emeryville line, a list price that was really an opening bid, and a 15-day escrow. Here's how my buyers came out holding the keys.
The list price said $1,098,000. Nobody who'd done their homework believed it. Including us.
6145 Fremont Street is a century-old North Oakland home in the Golden Gate area, close enough to Emeryville that you can hear the bakery calling, but squarely inside the City of Oakland. Four bedrooms, three and a half baths, a finished upper level that turns "where do the guests sleep?" into a non-question, and the kind of 1912 bones that newer construction keeps trying to imitate.
When a home is priced low to draw a crowd, the worst thing a buyer can do is anchor on the asking number. It's a starting gun, not a target. So before offer day, we threw the list price out and priced the house the way an appraiser and a disciplined investor would: off the recent North Oakland sales, adjusted for size, condition, and that extra living space upstairs.
That gave my buyers a number they actually believed in, which matters more than people think. A buyer who knows their walk-away price writes a confident offer. A buyer guessing at it writes a nervous one, and sellers can smell the difference.
Old houses come with stories, and the disclosure package is where they're told. We went through every document before writing a word of the offer: inspections, the pest report, roof and sewer paperwork, the hazard disclosures, and what the seller had already repaired. When you know exactly what you're buying, you can offer clean instead of padding the contract with "just in case" contingencies. Clean wins.
Winning the offer is half the job. The other half is closing on the timeline you promised. My buyers had financing lined up and ready to lock, the escrow file opened the next morning, and everyone on the team worked to one rule: time is of the essence. Fifteen days from acceptance to keys. Final price: $1,450,000.
The best North Oakland homes go to the buyers who did their homework before the offer date, not after. If you're house hunting anywhere from Golden Gate to Temescal and Rockridge, let's build your number before the next one hits the market. I'll do the math. You pick the paint colors.
